Before Applying

This section outlines the essential information needed to prepare your application. It includes details on when permits are required, what type of permits may apply, and the materials needed for submission. Reviewing these steps in advance helps ensure a smoother application process and reduces delays. 

Do you need a permit?

A building permit is required if your uncovered deck is higher than 0.6 m (2’-0”) above grade at any point, and you are:

  • Building a new deck
  • Replacing, rebuilding, or extending an existing deck
  • Replacing structural components
  • Adding stairs to the deck

A permit is not required if:

  • Your deck is uncovered and less than 0.6 m (2’-0”) above grade

If your deck includes a roof or pergola:

Permit Types
Building Permit

Required for structural safety. See the Alberta Building Code for details.

Development Permit

Required in addition to a building permit if your deck does not meet the Land Use Bylaw, such as:

  • Projecting into any side setback
  • Projecting more than 2 m into a front or rear setback

Note: Approval is not guaranteed. The application will still undergo a development review to confirm compliance to the City of Chestermere Land Use Bylaw.

Development Review (Minor Residential – Permitted Use): $100 + $1.00/sq m

How to pay

Online

Submit your application with the credit card authorization form. If it’s missing, a staff member will contact you.

In person

Pay by credit/debit, cheque, or cash at City Hall. Credit card payments over $2500 are not accepted at this time.

How long does it take?

Timelines depend on:

  • Application volume
  • Completeness of your submission
  • How quickly you respond to follow-up requests

Tip: To avoid delays, ensure all documents in the permit application are submitted.

Preparing your application

Step 1: Information You’ll Need

  • Project address
  • Applicant’s name (homeowner or representative)
  • Who is doing the work (contractor or homeowner)
  • Type and scope of the project

  • Refer to the application package
  • Include all drawings and supporting documents
  • Use the sample drawings as a guide

What is a Complete Application?

Includes all required plans, forms, documents, and payment.

Note: As per the Municipal Government Act (MGA), “A development authority must, withing 20 days after the receipt of an application for a development permit, determine whether the application is complete. The development authority must make a decision on the application for a development permit within 40 days after it is deemed complete.”

Once you have downloaded the application form and gathered all required documentation, you can apply for your permit by visiting Development & Building Services.

After applying

Depending on the method used, all or some of the following may apply:

  • You will receive a confirmation email
  • Staff may contact you for additional information
  • Respond quickly to avoid delays
Track your application
Log in to your online account to check your permit status.

If you applied via email or in person you cannot check the status of your application online.

Inspections
What Inspections Are Required?

For uncovered decks, please refer to your plans examination/permit conditions attached to your issued permit.

How to Book an Inspection

Body: Provide inspection request details

A technician will follow up by email or phone.

E-Permit users can book inspections through their online account.
Making changes

Include a summary and revised drawings (clearly marked)

To Your Issued Permit
