This page outlines the steps for applying to build, replace, or modify an uncovered deck. You’ll learn:

Before Applying
Do you need a permit?
A building permit is required if your uncovered deck is higher than 0.6 m (2’-0”) above grade at any point, and you are:
- Building a new deck
- Replacing, rebuilding, or extending an existing deck
- Replacing structural components
- Adding stairs to the deck
A permit is not required if:
- Your deck is uncovered and less than 0.6 m (2’-0”) above grade
If your deck includes a roof or pergola:
- A roof attached to your house is considered an addition – see the Additions page
- A roofed structure detached from the house is an accessory building – see the Accessory Buildings page
Permit Types
Building Permit
Required for structural safety. See the Alberta Building Code for details.
Development Permit
Required in addition to a building permit if your deck does not meet the Land Use Bylaw, such as:
- Projecting into any side setback
- Projecting more than 2 m into a front or rear setback
Note: Approval is not guaranteed. The application will still undergo a development review to confirm compliance to the City of Chestermere Land Use Bylaw.

How to pay
Online
Submit your application with the credit card authorization form. If it’s missing, a staff member will contact you.
In person
Pay by credit/debit, cheque, or cash at City Hall. Credit card payments over $2500 are not accepted at this time.
How long does it take?
Timelines depend on:
- Application volume
- Completeness of your submission
- How quickly you respond to follow-up requests

What is a Complete Application?
Includes all required plans, forms, documents, and payment.
Note: As per the Municipal Government Act (MGA), “A development authority must, withing 20 days after the receipt of an application for a development permit, determine whether the application is complete. The development authority must make a decision on the application for a development permit within 40 days after it is deemed complete.”
