What Is the MDP?
The Municipal Development Plan (MDP) is Chestermere’s long-term growth blueprint. It shapes how our city grows, where homes, parks, and businesses go, and how services like roads, recreation, and water keep up.
It’s about planning smarter for the future we all share.
What’s Changing in the draft MDP, and Why It Matters
| Policy Area | What’s Changing | What This Means for You |
| School Site Protection | New rules prevent dirt piles on school lands; sites must be clean and build ready. | Schools in new neighbourhoods should get built faster since they’ll be eligible for provincial funding earlier. |
| Neighbourhood Types | Residential areas are now clearly defined: e.g., lakefront, golf course, acreage infill | Policies are tailored for unique areas and future development must align with existing character. |
| Commercial Growth | Land is prioritized for light industrial and business expansion | This helps reduce the City’s reliance on residential taxes, potentially easing tax pressures on homeowners over time. It also means more shops and services close to home. |
| Enhanced Design Rules | New policies require smoother transitions between low and high-density housing | New buildings will be designed to better match their surroundings so neighbourhoods feel more cohesive and transitions between housing types are less abrupt. |
| Flex Policy Areas | Certain areas allow mixed residential and commercial / light industrial use | This flexibility reduces red tape and may attract creative developments, especially near highways or undeveloped edges of the City. |
| Updated Land Use Maps | New maps show growth areas to 2050 | If you’re in a newer neighbourhood or near City boundaries, this gives a better picture of how your area may evolve. It also means infrastructure can be planned more efficiently. |
| Implementation | Clear action plans, timelines, and performance tracking | The City will report back on how the plan is working. This improves transparency and gives residents a way to hold us accountable. |
