An assessment is a value placed on your land and buildings to determine the fair distribution of property taxes.
The assessed value on your notice is based on the previous year’s market conditions (not the current market conditions) and the physical condition and characteristics of the home as of the previous December.
Your assessment notice is not a bill but the assessment value will be used to determine your property tax levy (assessed value x tax rate = property tax levy).

If you do not agree with the assessor’s explanation or calculation, you have the right to file a formal complaint to the Assessment Review Board within 60 days from the Mail-out date of your assessment notice. The Assessment Review Board will then review your case at a hearing.
If you file a complaint, please make sure to submit your form with the $50 payment – otherwise the complaint is not valid.
You are entitled to receive sufficient information about any assessed property (as per section 299 and section 300 of the Municipal Government Act.

If you would like to talk with the assessor to review your property’s assessment, they will be available in March and April. Appointments are required and can be booked by calling (403) 207-7057.

Your assessment is an evaluation of the market value of your property on July 1st of last year.
Market value is defined as the price a property might reasonably sell for after adequate time and exposure to an open market when sold by a willing seller to a willing buyer.
In Alberta, the amount of tax a property owner pays is according to the value of the property (your assessment).
Assessments for all types of property are prepared by professional, certified assessors. Assessors receive training in a variety of areas including property valuation techniques, legislation, and quality assurance. Assessors must hold a designation and follow the assessment regulations set out in the Municipal Government Act. Assessors are also audited by the provincial government.
The City of Chestermere contracts Accurate Assessment Group Ltd. to provide assessments for our community. This company comes to Chestermere each year (usually in the spring/summer) to complete the City’s assessment.
Factors that are taken into consideration when determining the assessed value of a specific property include the size, type, and age of your property, as well as its location, style, condition, upgrades, and lot size. The selling prices of similar properties in the same neighbourhood or similar areas are also considered.
Properties in Alberta are assessed using a ‘mass appraisal’ method, which is the process of valuing a group of properties as of a given date using common data, mathematical models, and statistical tests. Information is collected by gathering data from on-site visits (as described above), real estate Multiple Listing Services (MLS), Alberta Land Titles, and financial institutions.

If you still disagree with the Assessor’s evaluation after contacting them, you can file an official complaint and appeal.
